2015 was another strong year for VAHI

Let’s review a few of the highlights from 2014 to 2015 in one of Atlanta’s most treasured in-town neighborhoods.

Less Inventory in 2015 vs. 2014
In 2014 there were 139 home sales in Atlanta’s Virginia Highland.  Compare that to 2015’s 90 homes sales which shows we are trending more towards inventory levels on par with 2007 & 2008.  That should help to make the Virgina Highland Real Estate market more of a balanced market.

6% Increase in Home Sale Prices
In 2015, Virginia Highland Real Estate Market prices averaged $41,000 more than the average home sale prices in 2014.  Home sale prices varied from the lowest recorded market sale of $340,000 to a $1,550,000 top of the market sale.

1 out of 4 Homes Sold Over Asking Price
In 2015, 25% of homes in the Virginia Highland Real Estate Market sold over asking price.  That generally signifies there was a bidding war over the property.

There are several locations to view all holiday lights in town.  I personally love the Atlanta Botanical Gardens displays.  Insider Tip: Buy your tickets in advance and if you can, go on one of the non-peak nights for best viewing – Monday through Wednesday.

Enjoy a holiday performance presented by Dad’s Garage at Alliance Theatre filled with laughs, jokes, and lots of curse words.  It’s a great way to step out of any stress the season is presenting and laugh your night away with some adult friends.

Go Ice Skating Outside!
Tis the season for putting on your hat and gloves and making some memories with your kids, family, and friends.  There are many outdoor ice rinks in Atlanta during the month of December.  Find which one is closer and then pour yourself a thermos of hot chocolate and hit the ice.

Do Something Good for Someone Else
While this should be something we do every month, the month of December can be particularly difficult for those less fortunate.  There are even many different ways you can volunteer your time if you don’t have money to give.  Every little bit helps and just a few hours or dollars of your time can make a huge difference in someone’s life.

What to ask your Home Inspector

When you buy a home in Atlanta (or really anywhere for that matter,) you should know exactly what you’re purchasing. Think of how frustrating it would be to find out that the hot water heater doesn’t work, especially in the middle of a shower! This is just one of the many reasons why you should ALWAYS get a home inspection before you purchase your home. This could be the single most important thing you do before buying your next home.  Before you hire a home inspector, ask the potential inspectors a few questions to determine that you’ve hire a trustworthy and educated inspector.

What to ask your home inspector…Home Inspections Atlanta

  1. What is included in your home inspection? Not all inspections are the same so don’t assume something will be covered- ask to be sure!  There are inspection items that you can add for additional costs.  For example: Radon, mold, or asbestos testing.  If you are concerned about something specific, like a faucet that is leaking in the kitchen, be sure to tell your home inspector about that so you can be certain they have checked it out.
  2. Are you licensed or certified with ASHI? Georgia inspections should have their ASHI certification at minimum.  Choose a home inspector who belongs to American Society of Home Inspectors. This shows a level of professionalism and education that you can trust.
  3. What kind of report will you give me? You should expect a written report detailing what the inspector found.  Ask for copies of previous home inspections so you can see examples of what exactly they will review about your new Atlanta home. Most inspectors will give you a typed report within 24 hours of the inspection. Make sure the inspector will be available to explain any questions on the report and that you have follow up contact information directly to the home inspector.
  4. Will I be able to attend the inspection?  Yes!  And you SHOULD! If the inspector tells you not to attend, find someone else. This is your chance to get to know the home and to understand exactly what you are buying and what potential repairs you or the seller will have to make.  Make sure to ask the inspector to show you where the water and power shut-off are located as these are very important things for a home owner to know in case of an emergency situation.
  5. Go over your inspection with your Atlanta real estate agent.  They and the home inspector can help you to understand what is a big deal and what is typical of a home at it’s current age.  Understand that purchasing a resale home will come with some wear and tear, but if you have the knowledge to know what is a major issue and what can be repaired relatively easily, then you are equipped to make the right decision if the home is for you.
