What to ask your Home Inspector

When you buy a home in Atlanta (or really anywhere for that matter,) you should know exactly what you’re purchasing. Think of how frustrating it would be to find out that the hot water heater doesn’t work, especially in the middle of a shower! This is just one of the many reasons why you should ALWAYS get a home inspection before you purchase your home. This could be the single most important thing you do before buying your next home.  Before you hire a home inspector, ask the potential inspectors a few questions to determine that you’ve hire a trustworthy and educated inspector.

What to ask your home inspector…Home Inspections Atlanta

  1. What is included in your home inspection? Not all inspections are the same so don’t assume something will be covered- ask to be sure!  There are inspection items that you can add for additional costs.  For example: Radon, mold, or asbestos testing.  If you are concerned about something specific, like a faucet that is leaking in the kitchen, be sure to tell your home inspector about that so you can be certain they have checked it out.
  2. Are you licensed or certified with ASHI? Georgia inspections should have their ASHI certification at minimum.  Choose a home inspector who belongs to American Society of Home Inspectors. This shows a level of professionalism and education that you can trust.
  3. What kind of report will you give me? You should expect a written report detailing what the inspector found.  Ask for copies of previous home inspections so you can see examples of what exactly they will review about your new Atlanta home. Most inspectors will give you a typed report within 24 hours of the inspection. Make sure the inspector will be available to explain any questions on the report and that you have follow up contact information directly to the home inspector.
  4. Will I be able to attend the inspection?  Yes!  And you SHOULD! If the inspector tells you not to attend, find someone else. This is your chance to get to know the home and to understand exactly what you are buying and what potential repairs you or the seller will have to make.  Make sure to ask the inspector to show you where the water and power shut-off are located as these are very important things for a home owner to know in case of an emergency situation.
  5. Go over your inspection with your Atlanta real estate agent.  They and the home inspector can help you to understand what is a big deal and what is typical of a home at it’s current age.  Understand that purchasing a resale home will come with some wear and tear, but if you have the knowledge to know what is a major issue and what can be repaired relatively easily, then you are equipped to make the right decision if the home is for you.
